Progressive Living Developments acquired this prominent 0.26-acre site on Rochdale Road in 2023. Ideally located less than half a mile from Manchester City Centre, the site sits within walking distance of Manchester Victoria station, the vibrant Northern Quarter, and Ancoats – two of the city’s most fashionable neighbourhoods.

The site also forms part of the Victoria North regeneration area (formerly Manchester’s Northern Gateway) – a transformative £4 billion project jointly led by Manchester City Council and Far East Consortium (FEC). Over the next 20 years, Victoria North will deliver 15,000 new homes across 155 hectares and seven distinct neighbourhoods, playing a vital role in addressing Manchester’s housing needs.

Early-stage discussions with Manchester City Council have confirmed the site’s potential to accommodate approximately 90–100 new homes. A planning application is anticipated towards the end of 2025.
